Bitrix24 Setup for Real Estate Agencies
An agent manages 30 properties and 50 clients simultaneously. Property info is in a notebook, photos on the phone, contracts in a desktop folder. When a client asks for a property with specific parameters, the agent flips through notes trying to remember what's available. A showing was scheduled but forgotten. Commission calculated incorrectly. Bitrix24 solves these problems: property catalog, deal funnel, showing schedule, commission calculation — all in one system.
Property Catalog via Smart Processes
Real estate properties aren't deals or contacts. A smart process "Real Estate Property" is created with fields:

Deal Funnels
Two funnel types for agencies:
Buyer — client seeking a property:
- Inquiry → 2. Consultation → 3. Property Selection → 4. Showings → 5. Reserve → 6. Deal → 7. Closed
Seller — owner wanting to sell:
- Inquiry → 2. Property Valuation → 3. Owner Agreement → 4. Marketing → 5. Showings → 6. Deal → 7. Closed
Buyer deal links to smart process element (property) — shows which properties were shown, which was selected.
Showing Schedule
Showings are planned via CRM calendar or deals in the deal card. For each showing, create an event: date, time, property address, agent, client. Agent sees daily/weekly showing schedule, client gets SMS reminder an hour before.
Robot on "Showings" stage automatically creates a calendar event and notifies the agent.
Commission Calculation
Agent commission calculated from deal amount. The deal has custom fields: commission percentage, commission amount (calculated field or filled by robot). Upon successful deal close, robot records commission amount and creates accounting task for payment.
Commission report built via BI-builder or export: agent, period, deal count, total commissions.
Automation
- New website lead → assign to on-duty agent
- "Showings" stage → agent task, SMS reminder to client
- "Reserve" stage → legal task to verify documents
- Deal closed → commission calculation, accounting task
- Property sold → change smart process status to "Sold"
